If you are buying or selling a property you will want to fill out this form. It is the Seller’s responsibility to provide the new Buyers with Title Insurance on the property. It is the Buyer’s responsibility to provide their lender with Title Insurance.

If you are refinancing your current property, your lender will require you to obtain title insurance.

Report of Title

This is a search from the current owner’s deed forward. This would show outstanding mortgages and land contracts as well as tax and assessment information for the property. This report will also include a search for judgment liens over the past 10 years.
